One map, not the whole island
I work five estates and nothing else. It means I can tell you what the block behind yours closed at last month without looking it up — and why the identical unit two floors down sat eleven weeks longer.
The number before the flattery
The first thing you get from me is the price I think your home will actually close at, and the transactions I got it from. If that is lower than what you were told last week, I would rather lose the listing than win it and spend four months walking you down to the same figure.
Go back after dark
Every buyer gets a second viewing at night, unaccompanied if they would rather. Corridor noise, the lift lobby, whether the west sun has left the bedroom warm at eight — none of that shows up at a two o’clock appointment.

One window for every set of keys I have handed over since 2008 — resale flats, a run of condominiums along the Serangoon stretch, and eleven terrace houses. Almost all of them within four stops of one another. Six in ten came from someone I had already worked for, or someone they sent.
