Spruce and pine on the ridge above Loch Ardvren in blue evening mist

Three lodges. One larch.

Drawn by the estate’s architect for these three kinds of ground, built by the estate’s own contractor, and handed over finished. Every lodge is Scottish larch outside, Scots pine and oak inside, and priced as a whole number, not a starting point.

The Bothy: a compact charred-larch lodge with a glazed gable end, timber steps and a log store beneath the deck

01 · Woodland or ridge plots

The Bothy

One room that does everything, with a bedroom behind it and a sleeping loft above for the second pair of grandchildren. The gable is glass from floor to ridge, so the trees are the fourth wall. It sits on a 1,150 m² plot without asking anything to be felled.

The Pine: a long single-storey lodge in charred larch, its full-height sliding glass open onto a wide deck

02 · Any plot

The Pine

The one most Phase 1 owners chose. A single storey, twenty-one metres long, with the deck running the whole length of the south side and a sliding glass wall that opens the living room to it. Two bedrooms at the quiet end, a bathroom and a shower room, and a utility with a door for wet dogs.

The Ridge: a two-storey lodge in natural and charred larch with a standing-seam roof, porch lights on at dusk

03 · Ridge or lochside plots

The Ridge

Two floors under a standing-seam roof, for the plots with a view worth going upstairs for. Three bedrooms, two bathrooms, a study on the landing, and a covered porch deep enough to sit out in the rain. The upper floor is set back so the pines still clear the ridge line from the loch.

Phase 1 open morning, first Saturday of every month

Sixteen lodges, no two the same

Phase 1 was built between April 2024 and June 2025: nine Pines, four Ridges and three Bothies, eleven of them in charred larch. On the first Saturday of each month two of those owners open their doors for an hour to anyone with a viewing booked that day. Ask them about the heating bills, the midges and the loch in February. They will tell you.

    Walk a finished one

Every viewing includes a Phase 1 lodge with the owners’ leave. Saturdays 10–4 and Wednesdays 1–5, by appointment.
